About project
The project is conceived as the core of the peninsula community on Bukit. It accommodates guest reception, key distribution, workspaces, family areas, and dining with panoramic ocean views.

Main idea — to integrate multiple scenarios within a single volume — guest reception, children’s area, working and leisure zones — ensuring their functional interconnection. It was essential to maintain resident privacy, provide separate service logistics, and achieve a light building silhouette with extensive roof overhangs.
The concept is an “airy roof” above an open ground floor. Large overhangs create deep shade and protection from tropical downpours, while structural beams are concealed within the roof plane, giving the impression of a floating roof. Public spaces open toward the view, while technical areas are located at the rear with a separate service entrance.
The building is executed in restrained minimalism with tropical motifs. Local stones such as limestone and volcanic rock are used, along with large-format terrace slabs and smooth plaster surfaces on the overhangs. The ground floor is maximally transparent, featuring panoramic glazing and SkyFrame sliding portals with slender mullions.
Metal elements on the upper floor are separated from the lower supports, enhancing the sense of lightness. Night lighting is directed upward, emphasising the floating roof line.

The first level accommodates reception and daily functions. From the entrance, visitors enter a reception area where they can pick up their keys and proceed to the café area, workspace, or children's room. The rear section houses a utility block with a separate service entrance, eliminating any cross-flow. The first-level space opens onto the garden and operates on an indoor-outdoor principle.
The lower level is constructed of monolithic reinforced concrete, while the upper level is constructed of a metal frame with external supports and reinforcements at the bearing points. Panoramic glazing with sheets up to 3.5 meters high and up to 3 meters wide is featured. Sliding systems are from SkyFrame. The finishing features local limestone, volcanic stone, large-format slabs, and high-quality plaster on the eaves. The climate control system includes cooling and ventilation on the first level and peripheral cooling units with fine mist spray on the second.
