About project
The apartment building is designed as part of an investment cottage community previously created by our studio. The new project completes the architectural composition of the complex and becomes its natural continuation.
The building is located in the depth of a site of about two hectares and follows the line of the terrain, which made it possible to maintain the overall height within local regulations and integrate the structure harmoniously into the surrounding development.
The architecture follows the principles of tropical minimalism: a fluid façade, deep overhangs and warm materials create a sense of lightness and comfort despite the high density of the volume.

Main idea — to design a contemporary apartment building that would complement the architecture of the community while maintaining its own individuality. It was necessary to consider height restrictions, terrain features and Bali’s climatic conditions. Another important aspect was the integration of modern 3D concrete printing technology as an architectural element.
The architectural concept is based on the combination of a monolithic structural frame and soft façade geometry.
Two elongated volumes are connected by a glass stair-and-elevator core, which forms the building’s central light well. Smooth horizontal bands of overhangs emphasise the storeys and protect the façades from sun and rain.
A visual separation is created between levels: each balcony opens toward nature and the ocean without intersecting with neighbouring spaces.

The building is designed in the spirit of functional minimalism. The fluid lines of the façades follow the shape of the site, which has a complex configuration, providing ergonomic placement of all functional zones.
Panoramic glazing and radial corner façades create a sense of openness, while landscaped terraces weave the building into the surrounding terrain.
The exterior is finished with concrete, thermally treated ash wood slats and metal panels with a copper tint, forming an accent at the entrance.
Wooden pergolas are integrated into the upper level, shading the terraces and emphasising the horizontal rhythm of the façades.
Panoramic glazing and radial corner façades create a sense of openness, while landscaped terraces weave the building into the surrounding terrain.
The exterior is finished with concrete, thermally treated ash wood slats and metal panels with a copper tint, forming an accent at the entrance.
Wooden pergolas are integrated into the upper level, shading the terraces and emphasising the horizontal rhythm of the façades.
The building has four levels. The ground floor houses the entrance hall with a concierge area, utility rooms, and elevators. The second through fourth floors house two types of apartments: one-bedroom and two-bedroom. All apartments feature loggias with panoramic windows, and the corner units feature radial glass facades. The rooftop features two observation decks with restaurants, a bar, and lounge areas, offering panoramic views of the ocean and sunset.
The supporting structure is made of monolithic reinforced concrete. The exterior and interior walls are 3D-printed concrete coated with a moisture-resistant polymer compound. The roof is flat, with utility shafts and water tanks concealed under lightweight pergolas.
Engineering systems include a private well over 50 meters deep, a drainage and storm sewer system, air conditioning, natural ventilation, and a smart home system in each apartment. Automatic irrigation services the green facades.
