About project
A major investment apartment complex located in the Uluwatu area of Bali, conceived as a “sky liner” perched atop a cliff. Its form mirrors the natural rock relief: cascading levels, generous overhangs, and terraced arrangements create the impression that the building gently “slides” toward the ocean.

Main idea — to design an investment-attractive development where each unit could be purchased by investors and managed by a property management company, generating returns from short-term rentals. The project needed to balance striking architectural expression with efficient economics: maximize the number of units while preserving privacy, views, and strict compliance with Balinese planning regulations.
The concept is inspired by the image of a “sky liner” frozen on a cliff. Through elevation shifts, the building appears to hover over the ocean, cascading in terraces and cantilevered levels. The architects leveraged the natural topography to visually reduce the building’s scale while adhering to the local 15-meter height limit.
The cascading structure ensures panoramic views for every unit, while green roofs integrate the upper levels seamlessly into the landscape.

The complex’s architecture combines strong horizontal lines with fluid overhangs reminiscent of an ocean liner’s silhouette. The lower floors house duplex townhouses with private entrances and terraces, mid-levels feature one- to three-bedroom apartments, and the top hosts two expansive penthouses.
Facades unite panoramic glazing, decorative plaster, and timber panels. Generous overhangs and terraced levels create shade and privacy, while landscaping softens the building’s scale. The central feature is an infinity pool with bar and lounge areas, offering uninterrupted ocean views.

The building functionally integrates residential and public amenities.
At the rear are two reception levels, three stairwells and elevators, and internal corridors connecting all levels. The lower floors contain 11 townhouses of 100 square meters each, followed by apartments ranging from 50 to 120 square meters. Each unit has its own parking space.
The complex includes a café, restaurant, spa area, children's playroom, library, coworking space, and gym. On the rooftop level are 300 square meter penthouses with private pools and terraces.
At the rear are two reception levels, three stairwells and elevators, and internal corridors connecting all levels. The lower floors contain 11 townhouses of 100 square meters each, followed by apartments ranging from 50 to 120 square meters. Each unit has its own parking space.

The façade combines panoramic Swiss-style glazing with sections of ventilated façade and decorative plaster over a reinforcing mesh. The interior features air conditioning and ventilation systems, automatic fire safety systems, and smart control systems in each unit.
